TRADIS Chosen for Business Incubation

Excel Building Solutions’ TRADIS wall panels and roof plates have been used in the latest M4I project to build an innovative home for ten business ‘incubator units’ at the Bolton Institute. Specified by Taylor Young architects and installed by Pochin (Contractors) Limited to meet strict prefabrication, speed of build and environmental sustainability criteria, TRADIS was also able to provide a highly insulated structure to minimise heating costs and provide a comfortable working environment for the building’s inhabitants.

The £600,000 project, funded by the North West Development Agency, was designed to provide graduate businesses and SMEs with appropriate premises to help them develop. Housing businesses in industries related to the work of the Institute, the incubator building is also intended to foster links between the research undertaken at the Institute and the business world.

In addition to the incubator units, the building features meeting rooms, managers’ offices and communal facilities and has a walkway link to the adjacent Centre for Advanced Materials and Innovation at Bolton Institute.

The 550 m2, two storey building was constructed using 200mm deep TRADIS wall panels and 400mm deep roof plates, delivering U values of 0.16 W/m2K and 0.09 W/m2K respectively.

In addition to rapid build time, a further benefit of using factory-manufactured TRADIS panels was the ability to simply crane the panels in place straight from the delivery lorry, ensuring the limited site space and access presented no problems.

Externally, the building is clad in plywood and oak timber/slate, with a recyclable zinc roof covering, which extends almost to ground level on the south elevation. Double-glazed, timber-framed windows complete the appearance of the building.

Other energy-efficient features of the incubator building include a high degree of thermal mass and passive stack and night-time ventilation.
